The Fairfield Bay
Community Club offers you real value pricing and full disclosure of membership
obligations. Only in this venue can a buyer be certain of clear title and
lien-free ownership without the pre-purchase cost of a full title search. In
this website, the Club provides a selection of buildable lots (A & B) with
location and proximity to utilities & amenities information as well as
membership (C) lots.

The final price for FFB lots are specifically listed, and the price includes all
closing costs (a value of approximately $600).
Class A lots range in values from $1,300 to $15,000 because of their prime
location relative to FFB’s two golf courses or with mountain or lake views,
and/or service from electrical, water and sewer services & proximity to our many
amenities. Amenities include the Indian Hills Country Club and Golf Course, the
Racquet Point Tennis Center, three swimming pools, & a championship miniature
golf course. The 40,000 acre Greers Ferry Lake, widely known for its fishing and
boating recreation, is focused around the FFB Marina where fishing, ski and
pontoon boat rentals are available.
Class B lots range
from $1,300 to $15,000 and have varying degrees of utility access for home
construction.
Class C
(membership) lots are those without immediate utility availability, often on
unfinished roads (gravel, not paved) that may have higher future value as
utilities are developed but at present are desirable because they provide the
owner with member access to the various amenities such as our Country Club & the
3 swimming pools, plus membership rates at the golf course, tennis courts and
marina. These lots are offered at a flat $1,200 each including all closing
costs.
Fairfield Bay
Community Club obligations: to provide clear title and fair value for property
in this desirable resort/retirement community. Ownership of Fairfield Bay
property gives voting rights in the Community Club (1 vote per owned lot). The
right to vote is dependent on maintaining currently paid dues on all owned
properties.
Purchaser
obligations: In addition to the purchase price, lot owners will pay membership
dues to the Community Club in the amount of $35 per month (as of January 1,
2009) for undeveloped lots, via automatic bank draft.
